What is pipeline?
A pipeline is the set of active opportunities an agent is working, organised by the stage each has reached — from new enquiry through viewing, offer and under contract to closed.
Staging makes forecasting possible. If you know your historical conversion between stages and how long each takes, current pipeline composition predicts income months ahead.
It also exposes where deals die. A pipeline that bulges at one stage identifies a specific fixable problem, which an undifferentiated list of contacts never does.
The discipline that makes it work is removing dead opportunities. A pipeline padded with prospects who will never transact produces forecasts nobody believes and hides the real position.
